Madewell Spaces

Madewell Spaces is a co-warehousing space located in Carrollton, TX adapted from a movie theater that provides retail, office, warehouse, and showroom spaces to small businesses.

The project began with a building most people had written off: a vacant movie theater in Carrollton purchased during COVID. Acquired at an incredible basis, we saw an opportunity to create something the market was missing, a place where small businesses could grow without having to choose between a home garage and a long-term industrial lease they weren’t ready for.

In 2022 and 2023, we transformed the former theater into a co-warehousing facility designed around the needs of contractors, makers, e-commerce sellers, and service businesses. Instead of committing to thousands of square feet and a multi-year lease, members can rent private warehouse space sized to where their business is today, with the flexibility to scale as they grow. Alongside the business suites, Madewell offers coworking and dedicated desks, giving owners a professional place to meet clients, handle the business side of their work, and connect with other entrepreneurs under the same roof.

What makes Madewell different is the community and the care behind it. Shared amenities and hands-on management remove the overhead that typically holds small businesses back, so members can focus on their customers instead of their facility. The space is also built to bring people together, with room for events, workshops, and gatherings that make Madewell a hub for the small business community in Carrollton and the surrounding area.

Madewell Spaces is also the proof of concept behind our broader flex strategy. It showed us firsthand how deep the demand is for flexible, well-located, well-managed space for growing businesses, and how much operations matter in serving them. The lessons learned at Madewell now shape every flex project we develop.

New Single-Family Home Construction

We ventured into new single-family home construction as a way to continue adding more quality housing into areas with vacant or tear-down lots. Our build thesis included balancing larger, higher-end homes with smaller, efficiency homes designed for durability, livability, and long-term value. We were able to complete over a dozen homes before pivoting into pursuing larger scale residential and commercial development.

1335 E Crosby Office

1335 E Crosby is a 4800 SF office property in Carrollton, TX acquired with significant burn damage in 2021. We loved the location, which is minutes from downtown Carrollton and across the street from a land poised for large-scale residential development. We knew our crew could take on larger projects and this gave us the chance to prove our abilities with an overhaul that was more complicated than if we had built it anew. We were able to completely revamp the property with upgraded structural elements, metal roofing, and a new modern interior design. Today the property is fully occupied with thriving businesses serving the Carrollton area and beyond.

Grindstone is a 12-unit 2018-build multifamily community in Brock, TX acquired in 2022. It was bought at a great basis with an opportunity to reduce loss-to-lease and increase operational efficiency. Our team has increased revenues, reduced expenses, and increased resident retention as the submarket has continued to grow around us. Grindstone has been an outstanding opportunity for our firm to gain entry into multifamily and we are looking forward to continuing stewarding this investment as a long-term hold with stable cashflow.

Rehabbed Single-Family Homes

We are specialists in the full-gut rehab having renovated 500+ single-family homes in southern Dallas and surrounding areas, bringing distressed properties back to life in neighborhoods overrun with vagrancy and disinvestment. Every renovation is executed by our in-house crews, with a focus on quality finishes, sound structures and systems, and homes that families are proud to live in. While many of these homes were sold using our seller-financing model, over 150 of these homes remain in our rental portfolio today, where our management team continues to care for them and the residents who call them home.
